WAM Awarded LEED Canada Certification for Stoney Warehouse 4 in Stoney Industrial Centre

WAM Development Group, a North American leader in commercial real estate development, in partnership with Alberta Investment Management Corporation (AIMCo), one of Canada's largest institutional investment managers, is pleased to announce the completion and LEED® (Leadership in Energy and Environmental Design) Canada certification of Stoney Warehouse 4 in the Stoney Industrial Centre.

The project has been LEED® Core and Shell certified to a rating level of Silver by the Canada Green Building Council (CaGBC), and is currently one of the largest LEED® certified industrial buildings in Canada.

Stoney Warehouse 4 is the fourth installment of six buildings, bringing current construction of the centre to well over 1.5 million square feet. The warehouse is an impressive 436,000 square foot distribution facility, with 32 foot clearance and increased floor capacity. The building has been designed for heavy distribution volumes, incorporates the latest innovations for high volume shipping and receiving, and includes a significant amount of on-site trailer storage. All Stoney Industrial buildings are designed with sustainable building practices in mind. Buildings 5 and 6, which are registered with the CaGBC with the intention of also certifying LEED, are scheduled for completion in June 2013 with a combined 716,000 square feet of space.

A strong line-up of tenants have confirmed operation space at Stoney Industrial Centre 4, most notably Wal-Mart Canada has leased 436,263 square feet of distribution space in Stoney Warehouse 4.

LEED® buildings are built using advanced construction techniques and materials designed to improve a building's operational performance while reducing its environmental footprint. In today's evolving stewardship of corporate responsibility, tenants are increasingly realizing the financial and operating benefits of conducting their business in a sustainable manner. LEED® structures are internationally recognized, high performance buildings, registered under the Canadian Green Building Council, and offer tenants the reliability of third party verification.

Stoney Industrial Centre is the first phase of the massive StoneGate Landing project, with Stoney Warehouse 4 representing the largest addition of the phase. Upon completion StoneGate Landing will provide more than 10 million square feet of industrial space, up to 1.5 million square feet of retail space, and the opportunity for suburban campus office buildings and hotels of more than two million square feet.

Stoney Industrial Centre offers new and existing Calgary industrial tenants state-of-the-art industrial warehousing in an optimal distribution and warehousing location in Northeast Calgary. The Centre is in close proximity to the Calgary International Airport, the new CN Intermodel Terminal, as well has convenient access to Deerfoot Trail, Stoney Trail and other major transportation routes.

Expanding residential developments nearby, such as Sky View Ranch, will also benefit from the one-stop convenience of StoneGate Landing with shopping amenities, entertainment venues, hospitality services and office space. StoneGate Landing is forecast to complete construction by 2021.
