Vantage Property Investors Set to Start Construction on Playa Jefferson Campus Expansion

Playa Jefferson, an 11-acre campus at 12777 W. Jefferson Blvd. in Playa Vista, is now more than 93% leased and, to meet demand, is adding a 5th building, a 55,000 square foot, three-story creative office building. Developer Vantage Property Investors is set to start construction on the building designed by Gensler in the next few months. Previously Gensler artfully transformed the Playa Jefferson campus of 70s and 80s R&D buildings into a colorful creative office property that has attracted premier media and technology tenants.

The new E labeled building is a state-of-the-art contemporary design that includes all the elements sought by today’s office tenants such as high ceilings, flexible floor plans and floor to ceiling glass windows. Large outdoor spaces on each floor and a striking 30-foot cantilever on the Jefferson Blvd. side of the third floor are dramatic features of the new structure.

As part of the Playa Jefferson expansion Vantage recently completed a five-floor parking structure that houses 617 cars. The top two floors of the structure are dedicated to advertising giant Omnicom. The campus also has extensive bicycle facilities including Zagster shared bicycles that are popular with tenants.

Playa Jefferson is defined by its connective community space of 22,000 square feet that provides team spaces, work lounges and recreation areas as well as links the buildings. The campus will have a total of 250,000 square feet of office space when the new building is complete in the third quarter of 2017.

The Playa Jefferson campus is the worldwide headquarters for Arup, an engineering leader in building technologies including sustainability that works with high profile star architects on major global projects. Top advertising agencies, Omnicom and R/GA have chosen Playa Jefferson for Los Angeles headquarters. Omnicom consolidated its Los Angeles offices for advertising, marketing, digital, public relations and communications at Playa Jefferson. R/GA, part of the giant Interpublic Group, received nine Agency of the Year accolades in 2015. Its space includes a state-of-the-art digital studio, allowing it to create a wide range of video, motion, audio, 3D, and computer graphics for clients.

A major Silicon Valley tech company will move into 50,000 square feet in two connected existing buildings this month while Regus, the world’s largest provider of flexible workplaces, occupies 20,000 square feet.

Playa Jefferson formerly was the site for 70s and 80s industrial style buildings that were basically data centers for Citibank whose innovative engineers developed the first ATM here. Vantage identified the property as being ideally positioned for redevelopment into a creative work environment due to its excellent location, low density, low-rise buildings and abundant open space. Playa Jefferson is directly across Jefferson Boulevard from Runway, the new town center for Playa Vista with restaurants, shops, Whole Foods, Cinemark and a host of beauty and fitness services.
