Liberty Station Building Begun With Eyes on LEED Certification

The Corky McMillin Companies recently broke ground on a 104,397 square foot Class A office building in the 360-acre Liberty Station mixed-use development. The three-story structure is designed to achieve a Leadership in Energy and Environmental Design certification and is scheduled for completion Summer 2009.

Located on Historic Decatur Road in the Liberty Station Office District, Building 902 will feature open, efficient floor plates to provide a low core factor and maximize the window-line, a showcase two-story lobby and two third-floor balconies with panoramic bay and downtown views.

Designed by KMA Architecture & Engineering, Building 902 LEED design features include water efficient fixtures to reduce water usage by 30 percent, fossil filter inserts for stormwater quality control, roof slope and finishes to reduce heat island effect, locally sourced materials to reduce environmental effects of processing and transportation, plus 10 percent of all construction materials will be from recycled sources.

Building 902 also incorporates a construction waste management program to divert 50 percent of construction waste from landfill disposal.

Building 902 will join six other completed Liberty Station office buildings that are currently 100 percent leased. Upon completion, the Liberty Station Office District will consist of seven buildings totaling 380,000 square feet of office space on 22 acres. BYCOR General Contractors built all six Office District buildings and is overseeing construction for Building 902.

An international defense contractor has pre-leased 80,000 square feet in Building 902 leaving approximately 25,000 square feet available in the entire Office District.

All of the Office District’s current leases combine for a consideration totaling approximately $109.2 million. Other project tenants include:

  • Jacobs Engineering Group Inc. leased 8,724 square feet in Building 901 for five years
  • Mitre Corp leased 15,899 square feet in Building 901 for six years
  • Cubic Corp leased 26,146 square feet in Building 901 for seven years
  • San Diego Rock Church leased 9,017 square feet in Building 904 for three years
  • TriWest Insurance leased 9,453 square feet in Building 905 for seven years
  • The Boeing Company leased 2,998 square feet in Building 906 for five years
  • Stutz Artiano Shinoff & Holtz leased 18,964 square feet in Building 906 for 10 years

Developed on the former Naval Training Center site in Point Loma, the Liberty Station master-plan consists of approximately 350,000 square feet of retail shops and restaurants, a 28-acre arts and cultural district, 125 acres of parks and open space, 349 single family homes, a 22-acre educational campus anchored by High Tech High as well as Hilton Homewood Suites, Courtyard by Marriot and a proposed Nickelodeon Resort by Marriot.

Liberty Station retail tenants include Vons, Trader Joes, Wine Steals, Ace Hardware, Solare Ristorante and Lounge, Oggis Pizza & Brewing Co., Starbucks, Subway, Sammy’s Woodfired Pizza and Mellow Wine Bar.

In addition to the Office District, Liberty Station also has approximately 12,000 square feet of office space available for lease in its historic buildings plus 15,000 square feet of office space in the newly developed Liberty Marketplace, a joint venture between developer C.W. Clark and McMillin. Available office spaces throughout Liberty Station range from 1,000 square feet to 24,000 square feet.
